⊞ Executive Summary — Issue #13
- Ready homes took 50.7% of Dubai’s weekly sales value, more than off-plan. Projectory’s analysis of DLD data shows 800 ready sales worth AED 2.49 billion against 1,412 off-plan sales worth AED 2.42 billion. Ready homes’ share of value has risen for three weeks running, from 42.3% to 46.2% to 50.7%. Buyers are paying a clear premium for completed homes. See our ROI guide.
- Overall sales eased 4.0% to 2,212 homes worth AED 4.91 billion after a strong prior week, which was revised up to 2,305 sales worth AED 5.09 billion. The fall came from off-plan: registrations dropped 7.7% and off-plan value 11.7%, while ready sales rose 3.1%. Azizi Venice (106) and Binghatti Skyterraces (78) were the busiest projects.
- Smartraveller lowered the UAE to Level 2 (“Exercise a high degree of caution”) on 8 October. The UAE had been at Level 3 since June. Inspection trips, settlement visits and Golden Visa appointments are now easier to plan. Check your insurer’s terms first. Live advice.
- The premium segment passed AED 1 billion. Homes above AED 10 million recorded 37 sales worth AED 1.08 billion, led by a six-bedroom Eden Hills villa at AED 97 million. Fewer than 2% of sales produced about 22% of the week’s value.
- The AUD recovered slightly to 0.6985, and AED 2 million now costs about A$780,000. That is around A$5,000 less than last week, but the AUD is still below 70 cents. The RBA holds at 4.60% until its next decision on 3 November. See our finance guide.
- Another US rate rise is expected in late October, which UAE mortgage rates would follow. Goldman Sachs expects a 0.25% Fed hike after September’s move to 3.75–4.00%. The UAE base rate (3.90%) usually tracks the Fed because of the dirham peg.
- Abu Dhabi townhouse sales nearly doubled. Total sales were 507 homes worth AED 1.95 billion. Townhouses rose to 138, worth AED 607.6 million, with 99 at Manchester City Yas Residences alone.

Key Developments
🏠 Ready Homes Take 50.7% of Dubai’s Sales Value — More Than Off-Plan
What happened
From 5 to 11 October, ready homes recorded 800 sales worth AED 2.49 billion, up 3.1% in number and 6.0% in value. That was 50.7% of the week’s sales value from 36.2% of sales. Off-plan recorded 1,412 sales worth AED 2.42 billion. The average ready sale was about AED 3.1 million, compared with about AED 1.7 million for off-plan.
Why it matters for Australians
Three weeks of rising value share is a trend, not a one-off. Money is moving toward homes that earn rent and can be mortgaged now. For Australian investors who want income from the first month, that supports focusing on ready stock. The catch is that higher prices for ready homes, combined with softer rents, can squeeze gross yields. Use achieved rents, not asking rents, when you run the numbers. ROI guide →
📊 Weekly Sales Ease 4% as Off-Plan Cools
What happened
Dubai recorded 2,212 home sales worth AED 4.91 billion, down 4.0% in number and 3.5% in value. The previous week was revised up to 2,305 sales worth AED 5.09 billion, from the 2,299 and AED 4.98 billion first reported in Issue #12. The fall came from off-plan: registrations dropped 7.7% to 1,412 and their value fell 11.7%. Azizi Venice was again the busiest project with 106 sales, followed by Binghatti Skyterraces in Motor City with 78.
Why it matters for Australians
One softer week after a strong one isn’t a turning point, and weekly totals are still close to their recent range. But cooling off-plan demand matters if you’re considering a new launch. Developers facing slower sales are more likely to offer better payment plans, fee waivers or price flexibility. It also means off-plan units may take longer to resell before handover. → Get a Local Price Check✈️ Smartraveller Lowers UAE to Level 2 on 8 October
What happened
On 8 October 2026, Smartraveller moved the UAE from Level 3 (“Reconsider your need to travel”) to Level 2 (“Exercise a high degree of caution”), at the same time as Qatar. The UAE had been at Level 3 since 17 June, when it came down from Level 4. Smartraveller still lists terrorism and volatile regional security as risks.
Why it matters for Australians
This is the most practical change for Australian buyers in months. At Level 3, many travel insurance policies limited or excluded cover. At Level 2, flying over to inspect properties, attend a handover or complete Golden Visa steps is much easier to justify. Check your own policy’s terms. Advice levels can move quickly, so keep a remote-purchase option, such as a power of attorney, ready in case plans change. Buying guide →
💎 Premium Segment Passes AED 1 Billion — Eden Hills Villa Sells for AED 97M
What happened
Homes above AED 10 million recorded 37 sales worth AED 1.08 billion, up from AED 944 million the week before. The largest was a six-bedroom villa at Eden Hills for AED 97 million, registered on 6 October. Homes under AED 10 million were worth about AED 3.83 billion, down about 7.5% on the prior week.
Why it matters for Australians
Prime demand is holding up even as mid-market off-plan cools, which points to steady interest from wealthy buyers worldwide. Most Australian investors buy well below this level, but a healthy top end supports confidence across the market. For buyers looking at prime villas, the market is active, and that means less room to negotiate on the best stock.
💱 AUD Recovers to 0.6985 — AED 2M Now About A$780K
What happened
AUD/USD was 0.6985 on 9 October, up from 0.6943 a week earlier but still below 70 cents and below the 2026 average of 0.7032. At this rate, AED 1 million costs about A$390,000 and AED 2 million about A$780,000. The RBA cash rate stays at 4.60% until the next decision on 3 November.
Why it matters for Australians
The small recovery saves about A$5,000 on a AED 2 million purchase compared with last week. The AUD remains sensitive to US rates: if the Fed hikes again in late October while the RBA holds, the gap between the two rates narrows and the AUD could weaken again. Converting in stages can smooth out these swings. Finance guide →
💳 Fed Expected to Hike Again in Late October — UAE Rates Likely to Follow
What happened
The US Federal Reserve raised rates by 0.25% in September to 3.75–4.00%, and its projections showed most policymakers expecting at least one more increase this year. Goldman Sachs now expects another 0.25% hike at the Fed’s late-October meeting. The UAE Central Bank raised its base rate to 3.90% after the September move, and three-month EIBOR was 4.22% at its last published reading on 2 October.
Why it matters for Australians
Because the dirham is pegged to the US dollar, a Fed hike would very likely push UAE mortgage rates higher again. Each 0.25% adds about AED 210 a month to a AED 1.5 million, 25-year loan. Buyers planning to use UAE finance should compare fixed-rate quotes before the decision. Finance guide →

→ Ask About Rental Returns🏙️ Abu Dhabi Townhouse Sales Nearly Double — Manchester City Yas Residences Leads
What happened
Abu Dhabi recorded 507 home sales worth AED 1.95 billion, up 3.3% in number. Townhouse sales jumped to 138, worth AED 607.6 million, from 81. Manchester City Yas Residences alone accounted for 99 townhouses worth AED 496.6 million. Off-plan resales rose to 98 from 27, while sales above AED 10 million fell to 13 from 34. The largest sale was a five-bedroom villa at Four Seasons Private Residences on Saadiyat for AED 72.6 million.
Why it matters for Australians
The jump in off-plan resales suggests Abu Dhabi’s secondary market is getting more liquid, which matters if you might need to sell before handover. Abu Dhabi is still mostly off-plan (75.7% of sales this week), so check developer track records and escrow arrangements carefully.
🏆 Golden Visa — Unchanged Rules, Easier Travel
What happened
No rule changes this week. Since February 2026, the property route depends only on a total title-deed value of AED 2 million. The old requirement to have already paid 50% of the value is gone. Mortgaged and off-plan properties both qualify, with the value certified by the Land Department and, for mortgaged homes, a no-objection certificate from the bank.
Why it matters for Australians
At this week’s exchange rate, the threshold is about A$780,000. With Smartraveller now at Level 2, the in-person steps, such as biometrics and the medical, are easier to fit into a single trip. A ready AED 2–3 million apartment can deliver both rental income and residency eligibility. Visa rules guide →
Opportunities This Week
1. Book an Inspection Trip While Advice Is at Level 2
Viewing in person is practical again. Shortlist communities before you fly, group viewings by area, and combine the trip with any Golden Visa steps. Check your insurer first and keep a power of attorney as a backup. Buying guide →
2. Target Ready Homes With Proven Rental Demand
Ready homes now carry more than half of Dubai’s sales value. Prioritise completed units in established communities with steady tenant demand, and check achieved rents and service charges before you settle on a price. ROI guide →
3. Negotiate Harder on Off-Plan
Off-plan registrations fell 7.7% and off-plan value 11.7% in a week. If you prefer off-plan, this is the time to ask for better payment plans, waived fees or price adjustments, and to compare several developers before committing.
4. Lock UAE Finance Before the Late-October Fed Meeting
If the Fed hikes again, UAE rates are likely to follow. Get pre-approval and fixed-rate quotes from two or three banks now, and ask how long the quoted rate holds. Finance guide →
Risk Register
UAE Rate Rise in Late October
HighA further Fed hike would likely flow through to the UAE base rate and EIBOR within days. Variable-rate borrowers would pay more at their next reset. Test your numbers with an extra 0.50% on the rate.
AUD Still Below 70 Cents
HighThe AUD recovered only slightly, to 0.6985. If the RBA holds while the Fed hikes, the rate gap narrows and the AUD could weaken again. Every 1-cent fall adds about A$11,000 to the cost of AED 2 million.
Yield Squeeze on Ready Homes
MediumBuyers are paying more for ready homes while rents are softening (CBRE reported rents down 6.2% quarter on quarter in Q2). Higher prices and lower rents both reduce gross yield. Don’t overpay for the ready premium.
Off-Plan Resale Liquidity
MediumOff-plan demand cooled this week. Investors planning to sell before handover should allow for longer selling times and possibly lower prices. Choose projects you would be happy to hold through to completion.
Travel Advice Can Change Quickly
MediumThe UAE only just returned to Level 2, and regional security remains volatile. Book refundable travel where possible and keep remote-purchase arrangements ready.
Weekly Data Revisions
MediumThe prior week was revised from 2,299 to 2,305 sales and from AED 4.98bn to AED 5.09bn. Weekly figures can change as late registrations arrive, so watch the trend rather than single weeks.
Investor Type Recommendations
All Investors
- Recalculate your AUD budget at 0.6985. AED 2 million is about A$780,000.
- If you’ve been waiting to inspect in person, check flights and insurance now that the UAE is at Level 2.
- Watch the Fed’s late-October decision if you plan to borrow in the UAE.
Rental Yield Investors
- Ready homes are where the value is moving, but don’t overpay. Base your calculations on achieved rents and current service charges.
- Prefer established communities with a track record of tenant demand over newly handed-over areas with lots of fresh supply.
- Allow for service charges rising by about 5% a year in long-term net yield models. See our ROI guide.
Capital Growth Investors
- Cooling off-plan demand gives you room to negotiate entry price and payment terms on launches you would hold to completion.
- The Metro Blue Line corridor (International City, Silicon Oasis, Dubai Creek Harbour) remains a long-term infrastructure play ahead of the line’s 2029 opening. See our rail guide.
- Abu Dhabi’s growing off-plan resale market is worth watching for diversification.
- Plan to hold for at least 3–5 years. Resale timelines for off-plan are lengthening as demand cools.

Issue #13 — Frequently Asked Questions
Why are ready homes taking a bigger share of Dubai’s sales value?
Buyers are paying a premium for completed homes they can rent out, mortgage or move into straight away. From 5 to 11 October 2026, the average ready sale was about AED 3.1 million against about AED 1.7 million for off-plan, and ready homes took 50.7% of weekly value, up from 42.3% two weeks earlier.
Is Dubai’s off-plan market slowing down?
Off-plan activity cooled from 5 to 11 October 2026. Registrations fell 7.7% to 1,412 and their value fell 11.7% to AED 2.42 billion. Off-plan still made up about 64% of all home sales by number.
What does the Smartraveller Level 2 change mean for Australian property buyers?
Smartraveller lowered the UAE to Level 2, “Exercise a high degree of caution”, on 8 October 2026. That makes inspection trips, settlement visits and Golden Visa appointments easier to plan, but buyers should check their travel insurance terms because advice levels can change quickly.
When is the next RBA interest rate decision?
The next Reserve Bank of Australia decision is on 3 November 2026. The cash rate is 4.60% after the 29 September hike, the fourth increase of 2026.
Why does the US Federal Reserve matter for Dubai mortgage rates?
The UAE dirham is pegged to the US dollar, so the UAE Central Bank usually follows Fed rate moves. The Fed raised rates to 3.75–4.00% in September, and Goldman Sachs expects another 0.25% hike at the Fed’s late-October meeting. The UAE base rate is currently 3.90%.
How much is AED 1 million in Australian dollars?
About A$390,000 at AUD/USD 0.6985 on 9 October 2026. AED 2 million, the Golden Visa property threshold, is about A$780,000.
What happened in Abu Dhabi’s property market from 5 to 11 October 2026?
Abu Dhabi recorded 507 home sales worth AED 1.95 billion. Townhouse sales jumped to 138, led by 99 at Manchester City Yas Residences, and off-plan resales rose to 98 from 27.
Can a mortgaged or off-plan property qualify for the UAE Golden Visa?
Yes. Since February 2026, eligibility depends on the property’s total title-deed value reaching AED 2 million. Mortgaged and off-plan properties both count, with the value certified by the Land Department and, for mortgaged homes, a no-objection certificate from the bank.
