⊞ Executive Summary — Issue #14
- Q3 confirms Dubai is rebalancing, not crashing. Savills recorded 34,500 sales worth AED 70.8 billion in Q3, down 14% in value on Q2 and 46% on Q3 2025. Average apartment prices eased 4.8% and villas 3.3% on Q2. Savills calls it “a phase of rebalancing rather than a reversal.”
- Ready homes keep gaining ground. Ready-property value rose 18% to AED 25.1 billion in Q3 while off-plan fell 25% to AED 45.7 billion. That matches the weekly trend we reported in Issue #13, when ready homes took 50.7% of weekly value. betterhomes also reports secondary sales up 16% to 10,055.
- Rents are down 10–13% in popular areas, but rental activity hit a record. Apartment rents fell 12.8% in Dubai Marina, 12.2% in Business Bay and 10.4% in JVC year on year. Yet rental transactions rose 16% to 181,900, and betterhomes had its busiest leasing quarter on record. Tenants are active and have more choice. See our ROI guide.
- A large supply pipeline is coming. Savills expects 75,000–85,000 handovers in 2026 and more than 525,000 units scheduled for 2027–2030, though new launches are down about 64% this year. Choosing the right building matters more than ever.
- Australian jobs disappointed, and the AUD slipped to 0.6951. Unemployment rose to 4.7% with 39,000 jobs lost, making a fifth RBA hike on 3 November less likely. AED 2 million now costs about A$784,000. See our finance guide.
- Smartraveller still has the UAE at Level 2 (still current on 20 October), so inspection trips remain practical. Live advice.
- Weekly DLD figures for 12–18 October had not been published when we went to press. We’ll cover them alongside next week’s data in Issue #15.

Key Developments
📉 Savills Q3: Sales Value Down 46% Year on Year — “Rebalancing, Not Reversal”
What happened
Savills’ Q3 2026 Dubai residential report recorded 34,500 sales worth AED 70.8 billion, down 4% in number and 14% in value on Q2, and down 38% and 46% on Q3 2025. Average apartment prices were AED 1,817 per sq ft, down 4.8% on Q2. Villas and townhouses averaged AED 1,523 per sq ft, down 3.3%. Azizi led developers with 21% of transactions, followed by Emaar (9%), Damac and Binghatti (7% each).
Why it matters for Australians
A market falling from a record high is different from a market in trouble. Savills’ Research Director Rachael Kennerley describes “a phase of rebalancing rather than a reversal.” For Australian buyers, a cooler market means more choice, more room to negotiate, and less pressure to commit on the spot. The trade-off is that quick resale gains, especially on off-plan, are less likely than in 2024–25. Buying in the 2026 correction →
🏠 Ready Homes Gain, Off-Plan Retreats — Q3 Confirms the Shift
What happened
Savills shows ready-property sales value rising 18% to AED 25.1 billion in Q3, while off-plan value fell 25% to AED 45.7 billion. betterhomes reports secondary (resale) sales up 16% to 10,055, rising from 30% to 37% of sales value. Savills also notes new launches fell to about 5,000 units in Q3, and roughly 50,000 over nine months, about 64% below 2025.
Why it matters for Australians
Three data sources now point the same way: our weekly DLD tracking (ready homes at 50.7% of weekly value in Issue #13), Savills’ quarterly data and betterhomes’ resale figures. Buyers want homes they can rent out or live in now. For Australians focused on income, that supports buying completed property, at the right price.
Tenants are out in record numbers. Own the home they pick.
With rents softening, tenants can be choosy, so the best-located, best-kept homes rent first. Our Dubai-based agent knows what tenants in each community are looking for and can share options that fit, free and with no obligation.
→ Find Tenant-Ready Homes🏢 Rents Down 10–13% in Marina, Business Bay and JVC
What happened
Savills’ Q3 data shows apartment rents down 12.8% in Dubai Marina, 12.2% in Business Bay and 10.4% in JVC year on year, with Al Furjan −7.5%, DIFC −7.3% and International City Phase 2 and 3 almost flat (−0.4%). Villa rents fell too: Arabian Ranches 3 −15% and Damac Lagoons −13.4%. Property Finder asking rents, reported on 18 October, show Downtown Dubai down about 21.7% and Dubai Hills Estate flat. Savills sees “early signs of stabilisation” in quarterly movements.
Why it matters for Australians
Gross yields quoted from 2025 rents are now too high in many areas. Recalculate on current achieved rents. The affordable end (International City) and some established communities (Dubai Hills) have held up better. If rents have fallen 10% and you pay last year’s price, your yield falls with them, so negotiate the price to restore it. ROI guide →
🔑 Leasing Demand at a Record — Population Up 226,885 This Year
What happened
Rental transactions rose 16% to 181,900 in Q3, roughly level with a year earlier, and new leases rose to 44% of the total from 36%. betterhomes reported its busiest leasing quarter since tracking began, with enquiries up 45% on Q2 and 15% year on year. Dubai’s population reached 4,807,185 on 29 September, up 226,885 since January.
Why it matters for Australians
Falling rents alongside record leasing activity is a sign of a market with more supply, not fewer tenants. People are moving into new homes and renegotiating. For landlords, vacancy risk stays manageable if the property is competitive on price, quality and location.
🏗️ Supply Pipeline: 525,000+ Units Scheduled for 2027–2030
What happened
About 26,500 homes were handed over in H1 2026, around 85% of them apartments. Savills expects 50,000–60,000 more in H2, taking 2026 to 75,000–85,000, with some slipping into 2027. More than 525,000 units are scheduled for 2027–2030, and betterhomes counts 136,815 homes due in 2027 alone.
Why it matters for Australians
Scheduled supply is not the same as delivered supply, because Dubai projects often slip. But even a share of this pipeline will compete for tenants. Prefer communities that are already established, where little new supply is due nearby, and avoid buying into areas where hundreds of near-identical units will hand over at the same time.

→ Plan My Exit Strategy🇦🇺 Australian Jobs Miss — Fifth RBA Hike Now Less Likely
What happened
The ABS reported on 15 October that employment fell by 39,000 in September and the unemployment rate was 4.7%, against forecasts of 4.6%. Participation slipped to 66.8%. Market commentary says another RBA hike at the 2–3 November meeting “looks much less certain,” with the September-quarter CPI due on 28 October now the key data point.
Why it matters for Australians
If the RBA holds at 4.60%, Australian borrowing costs stop rising. That helps if you’re funding a Dubai purchase with equity from Australian property. The downside is a weaker AUD: markets are now less likely to price in further hikes, and the US may still raise rates in late October.
💱 AUD Slips to 0.6951 — AED 2M Now About A$784K
What happened
The AUD fell about 0.3% after the jobs data and was 0.6951 on 16 October, down from 0.6985 a week earlier and below the 2026 average of 0.7032. At this rate, AED 1 million is about A$392,000 and AED 2 million about A$784,000, roughly A$4,000 more than last week.
Why it matters for Australians
The AUD has stayed in a narrow 0.69–0.70 band for three weeks. Without an RBA hike to support it, a sustained move above 0.70 looks less likely in the short term. Converting in stages remains a sensible way to manage the rate. Finance guide →
✈️ Smartraveller: UAE Still at Level 2
What happened
Smartraveller’s UAE advice remains Level 2, “Exercise a high degree of caution”. It was updated on 8 October and confirmed still current on 20 October. The advice still mentions regional military strikes and the threat of terrorism.
Why it matters for Australians
In a market with lots of new supply, seeing buildings in person is more valuable than ever. The window for inspection trips remains open. Check your insurer’s terms, and keep a remote-purchase option ready in case advice changes. Buying guide →
Opportunities This Week
1. Negotiate on Price in a Rebalancing Market
Prices eased 3–5% on Q2 and sales volumes are well below 2025. Base offers on recent sale prices, not asking prices, and ask about fee waivers or better payment plans.
2. Target Rent-Resilient Communities
The affordable end (International City Phase 2 and 3, −0.4%) and established communities like Dubai Hills (asking rents flat) have held up better than Marina and Business Bay. Resilient rent protects your yield. ROI guide →
3. Buy Completed, Proven Stock Ahead of the Supply Wave
Ready homes are gaining value share while off-plan cools. Completed units in established communities face less competition from the 2027–2030 pipeline than new launches in growth areas.
4. Inspect in Person While Travel Advice Is at Level 2
In a market with more choice, seeing buildings, views and upkeep in person helps you pick the stand-out unit. Shortlist before you fly. Buying guide →
Risk Register
Falling Rents Squeezing Yields
HighRents are down 10–13% year on year in Marina, Business Bay and JVC. Yields calculated on last year’s rents overstate returns. Use current achieved rents and allow for vacancy.
Supply Wave 2026–2030
High75,000–85,000 handovers this year and 525,000+ scheduled to 2030 will add competition for tenants and buyers, especially in new apartment-heavy areas.
Further Price Softening
MediumAverage prices eased 3–5% in Q3. If volumes keep falling, prices could soften further into 2027. Buy for the long term, not for a quick resale.
Off-Plan Resale Liquidity
MediumOff-plan value fell 25% on Q2. Selling before handover may take longer and require price cuts. Only buy off-plan you’d be happy to hold to completion.
AUD Weakness
MediumWith a fifth RBA hike less likely and a possible US hike in late October, the AUD could stay below 0.70. Every 1-cent fall adds about A$11,000 to the cost of AED 2 million.
UAE Rate Rise in Late October
MediumThe Fed meets in late October, and a hike would likely flow through to UAE mortgage rates. Compare fixed-rate quotes before the decision if you plan to borrow in the UAE.
Investor Type Recommendations
All Investors
- Recalculate your budget at AUD/USD 0.6951. AED 2 million is about A$784,000.
- Treat 2025 rent figures as out of date, and ask for recent achieved rents in any community you’re considering.
- Watch Australia’s Q3 inflation data on 28 October and the RBA decision on 3 November.
Rental Yield Investors
- Prioritise communities where rents have held up, and avoid paying a 2025 price for a 2026 rent.
- Completed homes in established areas face less competition from new handovers.
- Allow for 5% vacancy and service charges rising about 5% a year when you model net yield. See our ROI guide.
Capital Growth Investors
- A rebalancing market is usually a better time to buy than to sell. Patient buyers with a 5+ year view gain negotiating power now.
- The Metro Blue Line corridor (International City, Silicon Oasis, Dubai Creek Harbour) remains a long-term infrastructure play ahead of 2029. International City rents have held almost flat. See our rail guide.
- Be selective with off-plan. Launches are down 64%, but existing pipelines are large.
- Expect slower capital growth through 2027 while the supply wave is absorbed.

Issue #14 — Frequently Asked Questions
How did Dubai’s property market perform in Q3 2026?
Savills recorded 34,500 residential sales worth AED 70.8 billion in Q3 2026, down 4% in number and 14% in value on Q2, and 38% and 46% lower than Q3 2025. Savills describes it as “a phase of rebalancing rather than a reversal.”
Why do Savills and betterhomes show different price trends?
They measure differently. Savills reports average transaction prices, which eased 4.8% for apartments and 3.3% for villas compared with Q2. betterhomes tracks prices across communities year on year, showing apartments up 2.2% and villas up 4.1% on September 2025. Together they point to a market that is cooling from a high base.
Which Dubai areas have seen the biggest rent falls?
Savills’ Q3 2026 data shows apartment rents down 12.8% in Dubai Marina, 12.2% in Business Bay and 10.4% in Jumeirah Village Circle year on year. Property Finder asking rents show Downtown Dubai down about 21.7%.
If rents are falling, why is leasing demand at a record?
More people are moving and renegotiating. Rental transactions rose 16% to 181,900 in Q3, and new leases made up 44% of them. Dubai’s population grew by 226,885 in 2026 to 4.81 million, but tenants now have more homes to choose from, which keeps rents down.
How much new housing supply is coming in Dubai?
Savills expects 75,000 to 85,000 handovers in 2026, with more than 525,000 units scheduled between 2027 and 2030. betterhomes counts 136,815 homes due in 2027. New launches fell about 64% in the first nine months of 2026.
Is the RBA likely to raise rates again on 3 November 2026?
Less likely than before. September’s unemployment rate rose to 4.7% with 39,000 jobs lost, weakening the case for a fifth hike. The September-quarter inflation figures due on 28 October will be the key test.
What is the AUD/USD rate this week?
AUD/USD was 0.6951 on 16 October 2026, after falling about 0.3% on the weak jobs data. At that rate, AED 1 million is about A$392,000 and AED 2 million about A$784,000.
Is Smartraveller still at Level 2 for the UAE?
Yes. Smartraveller lowered the UAE to Level 2, “Exercise a high degree of caution”, on 8 October 2026, and the advice was still current on 20 October.
