Correction, 20 October 2026: An earlier version of this report said Smartraveller had lowered its UAE advice to Level 2. That was wrong. The UAE stayed at Level 3, “Reconsider your need to travel”, from 17 June until 8 October 2026, when Smartraveller lowered it to Level 2. We have corrected the travel advice and the guidance that depended on it.

August’s volume trough is creating September entry windows — and the AUD is its strongest in years

August was Dubai’s softest month of 2026 by transaction count, but weekly volumes bounced sharply in early September. The Australian dollar hit 0.7202 against the USD — up nearly 10% year-on-year — making every Dubai asset more affordable in AUD terms. Two tailwinds at once. Why investors choose Dubai →

What’s happening in the market right now

August dipped — but September is already bouncing, and YTD remains at AED 523 billion

Dubai Land Department data confirms August 2026 recorded 11,600 property sales worth AED 27.89 billion — down approximately 35% in volume and 44% in value compared to August 2025. That sounds alarming until you look at the full picture: year-to-date sales through August total AED 523 billion across 148,564 transactions. The most recent weekly DLD bulletin (covering the first days of September) recorded AED 12 billion across 3,657 deals — a sharp bounce from the AED 7–9 billion weekly range that characterised most of July and August.

August seasonality is well established — it is traditionally Dubai’s quietest month as residents travel for summer. The 2026 dip is amplified by the ongoing Iran-conflict overhang, but the September uptick confirms underlying demand remains. For the broader context, see our full market analysis for Australians.

AUD at its strongest in years — AED 2m now costs ~A$757k

The Australian dollar reached 0.7202 against the USD in the week of 1–5 September 2026 — up 9.95% over 12 months and 2% over the past month alone. For buyers working in AUD, every percentage point of currency strength reduces the effective AUD cost of any Dubai asset. AED 2m (the Golden Visa threshold) now translates to approximately A$757,000 — meaningfully lower than at most points in recent years. See our guide to currency and financing options for Australians.

    📊

Off-plan premium at its narrowest since 2014 — ready property is gaining ground

Off-plan properties now trade at AED 1,762 per sqft versus AED 1,484 for ready stock — a 19% premium, the narrowest gap since 2014. Buyers who want certainty, immediate rental income, and standard mortgage access are finding ready property better value relative to off-plan than at any point in a decade. August off-plan registrations fell 10.8% to 8,270; ready sales fell 13.6% to 2,877 — but the relative dynamic increasingly favours buyers willing to transact on existing stock.

Rental yields holding firm — JVC and Dubai South remain standout performers

Despite the August volume softness, gross rental yields remain strong. JVC apartments achieve 7–8.5% gross (studios 8.26%, one-bedrooms 8.14%), Dubai South 6–8%, and Dubai Marina around 6.6%. The Dubai-wide apartment average sits at 6.68–7.15% gross. Net yields are lower — deduct service charges (10–25% of gross), management fees and vacancy before making any income projection.

Metro Blue Line hits 26% completion — property corridor value building steadily

The Dubai Metro Blue Line has reached 26% overall construction completion, tracking toward the RTA’s 30%-by-end-2026 target. The world’s tallest metro station (74 metres at the Emaar station) has its deep foundations 100% complete. The line opens 9 September 2029. Communities along the route — International City, Silicon Oasis, Dubai Creek Harbour, Mirdif — continue to attract investors ahead of the confirmed infrastructure premium. Three opportunities worth a conversation

    1

August price softness + strong AUD = a rare combination

Two things are converging that Australian buyers rarely see at the same time: Dubai’s softest transaction month of 2026 (creating negotiating room with sellers and developers) and the AUD at its strongest against the USD in years (reducing the AUD cost of every Dubai asset). Currency hedging and financing options are worth modelling now before volumes recover and developers regain negotiating leverage.

Metro Blue Line corridor — 26% built, 3 years to opening, yields still high

The Blue Line is now 26% complete and on schedule for September 2029. The window to buy ahead of the infrastructure premium is open but narrowing each quarter. Communities along the route — particularly International City (9–10% gross yield) and Silicon Oasis (6–8%) — deliver the highest rental returns in Dubai today alongside a confirmed long-term capital catalyst. The RTA projects up to 25% value uplift near stations by 2040. Understand the full buying process for Australians before committing to any specific development.

    Australian-specific considerations this week

    ⚖️

Foreign resident CGT draft legislation — affects Aussies who hold Australian property while living in Dubai

The Australian Government released draft legislation on 10 April 2026 proposing changes to the foreign resident capital gains tax regime. Key proposed changes include a 365-day look-back Principal Asset Test and a broadened definition of taxable Australian real property (TARP). This most directly affects Australians who have relocated to Dubai and retained Australian property. If you hold Australian assets while living overseas, seek specialist advice before the legislation passes. Our legal guide for Australian investors covers the key ownership and tax considerations.

RBA on hold at 4.35% — next decision September 29; markets price 58% chance of hike

The Reserve Bank held the cash rate at 4.35% at its August meeting. The next decision is due 29 September 2026 and markets currently price a 58% probability of a hike — the highest since mid-2025. A rate rise would tighten Australian borrowing capacity, affecting how much equity investors can deploy toward a Dubai purchase. The AUD strength (which benefits Dubai buyers) may paradoxically be part of what is pushing the RBA toward a hike. Westpac forecasts a hold; outcome remains genuinely uncertain.
