The RBA hiked, the AUD fell anyway, and Dubai sales rose 8%. Here’s what it means for your budget.
The RBA raised rates to 4.60%, then signalled it may be done, which pushed the AUD down to 0.6943. Australia’s new foreign resident CGT rules started on 1 October. In Dubai, 2,299 homes sold for AED 4.98 billion, led by the AED 2–5 million band that most Australian buyers shop in.

CGT Changes Now Live — Scope Widened, Rate Unchanged
From 1 October, Australia’s foreign resident CGT regime covers more assets. There is a broader definition of taxable Australian real property, a principal asset test that looks back 365 days, and a new notification requirement for some share and unit sales. The 15% withholding rate with no threshold has applied since January 2025. Entity holders are most affected. Legal guide →
Now in ForceRBA 4.60% — AUD Slides to Two-Month Low
The AUD fell 0.4% to 0.6989 on decision day and was at 0.6943 by 2 October. The RBA hinting it may be done, plus a strong US dollar, weighed on the currency. Each 1-cent fall adds about A$11,000 to the cost of AED 2 million. Staged conversions help smooth the rate. Finance guide →
Watch the AUDDubai Sales Up 8% — 2,299 Homes, AED 4.98bn
JVC led for another week with 191 sales, ahead of Dubai Investment Park (156) and Dubai South (155). Azizi Venice was the busiest project with 89 registrations. Ready sales rose to 760. The largest sale was a six-bedroom ready villa at Zaya Zuha Island for AED 79 million. Market analysis →
ReboundAED 2–5M Band Leads — Premium Cools
Sales under AED 10 million rose from AED 3.77bn to AED 4.13bn. The AED 2–5M band added AED 233.6M, more than any other. Sales above AED 10M fell to 37 homes. In Australian dollars, AED 2–5M is roughly A$785K to A$1.96M, the range most Australian buyers are looking at. ROI guide →
Sweet Spot9M 2026: Second-Best Year, But Down 23% on 2025
Sales from January to September exceeded AED 380bn from more than 123,000 transactions, according to W Capital’s analysis of DLD data. Q3 value was about 45% below Q3 2025, so the correction is real. Mortgage transactions rose 14% to AED 150.6bn, which shows financed buyers of completed homes are still active.
Cooling, Not CollapsingAbu Dhabi Beats Full-Year 2025 — On 2 October
Abu Dhabi’s year-to-date home sales reached 21,468, passing all of 2025 (21,414) with a quarter of the year still to go. That week it recorded 492 sales worth AED 2.08bn, up 32.6%. Off-plan made up 81.7%, so check developers and escrow arrangements carefully before buying.

Mid-market demand is carrying Dubai, not the AED 10M+ segment.
Of this week’s AED 4.98 billion, about 83% came from homes under AED 10 million. The fastest growth was in the AED 2–5 million band. Premium sales slowed from 42 homes to 37.
For Australian investors, this matters. Dubai’s demand is strongest in the price range where yield, Golden Visa eligibility and ease of resale all line up. A market led by mid-range buyers is usually driven by people who will live in or rent out the property.
Three Moves for Australian Buyers
Convert AUD in Stages, Not All at Once
With the AUD under 0.70 and the RBA likely on hold while the Fed may keep hiking, the exchange rate could stay weak. Splitting your conversion into three or four tranches, or locking a settlement rate with a forward contract, removes the risk of putting everything through on one bad day. Finance guide →
Shortlist AED 2–3M Ready Units in JVC
This is the most active community and the price band with the strongest growth. Ready units earn rent from day one, can be mortgaged, and qualify for the Golden Visa from AED 2 million. In a cooler market, ask for price reductions or a developer-paid DLD fee before you sign. ROI guide →

EIBOR rose 22 basis points in a month to 4.22%. Each 0.25% adds about AED 210 a month to a AED 1.5M, 25-year loan. Compare fixed-rate options from two or three banks now, while today’s pricing is still available. Finance guide →
The 10-Year Visa — Priced in AUD
A 10-year UAE residency for about A$785,000 in property at this week’s rate
The property route needs AED 2 million in DLD-certified value, and mortgaged properties qualify. With the AUD at 0.6943, that threshold costs about A$8,000 more than it did a week ago. The AED 2–5M band, the busiest growth segment this week, starts at exactly this level. Visa rules →
